  Some words about Strangerinparis
  StrangerinParis.com specializes in temporary and vacation rentals. It offers a selection of fully equipped apartments in lovely districts of Paris whether your stay is business or leisure related.
StrangerinParis.com is a department of Anacoluthe Création, Limited Liability Company with a 7 622,45 € capital, Siret 415 378 439 000 12 APE 524 Z, Intracommunity VAT FR94415378439.
  General conditions
  The LESSOR puts at the disposal of the LESSEE an apartment for a short term lease or as a vacation residency. The said apartment shall solely be considered as a short term or vacation residency, and shall under no circumstance be used for the purpose of business, as business premises, nor as an office.
Upon arrival, an inventory of fixtures shall be made by the LESSOR in the presence of LESSEE.
  Rent and other expenses
 

The rent is expressed in Euros.
The transaction costs (sending and receipt) shall be borne by the LESSEE.
The apartment shall be deemed to be booked upon receipt, within five days following our exchange of e-mails, of a deposit of 30% of the total rent.
A lease shall in return be given by the LESSOR to the LESSEE.

The lease normally starts on Saturday at 14.00 and ends on Saturday at 14.00.
• Rent is payable in advance (15 days before the taking up of the apartment).
Payment shall be accepted by means of the following:
- bank transfer
- postal money order
- check from a French bank account (under the express condition that
your check arrives at least one week prior to your arrival)
Caution: the euro is the only accepted currency.
The rent is inclusive of linen provided upon arrival at the apartment, of the kitchen ware, of the heating and electricity, outlays for upkeep, insurance and other taxes.
The rent does not include the use of the telephone, nor of the internet if there is no broadband (DSL) connection.
• Upon arrival at the apartment, the LESSEE undertakes to pay the LESSOR or his representative a deposit amounting to the total rent, in most cases.
This deposit of guarantee given by the LESSEE guaranties the LESSOR of the part payment for any damage caused to the apartment, to the premisses and installations, equipment, furniture, bedding, kitchen ware, linen etc. The LESSE undertakes to return the apartment in the same condition of cleanliness as it has been let to him.
The deposit of guarantee shall be fully returned to the LESSEE on the day of departure after the LESSOR has checked that no damage has been caused to the the apartment, to the premisses or furniture, as indicated on this clause and provided in this contract.
If the expenses incurred due to the observed damage exceed the amount of the deposit of guarantee given by the LESSEE, the LESSEE undertakes to pay the total of the difference in the expenses incurred.

The LESSE undertakes to observe the number of persons that may occupy the apartment indicated on the web site.

  Nuisance
  • The LESSEE (including members of his family and his acquaintances) undertake not to commit any act which may disturb the quietness of the others occupiers of the building where the leases premisses are located.
LESSEE shall be solely responsible for any disorder or illegal behaviour caused by him, and the LESSOR shall be discharged of this conduct in the case of a claim or action introduced by a third party.
All failures or disorders constitute a breach of contract and the LESSOR retains the right to evict the LESSEE without compensation nor the reimbursement of the deposit of guarantee nor of the rents already paid.
• Animals shall not be accepted in the apartment, unless agreed otherwise beforehand.
  Emergency repairs
  • During the lease of the apartment, the LESSOR shall retain the right to carry out all emergency repairs in the apartment, which shall be of no effect on the amount of the rent previously agreed.
The LESSOR shall furthermore retain a right of access to the premises with prior notice of at least one day (but for emergency cases) in order to carry out these repairs.
• The LESSOR or his representative shall retain the right to enter the apartment with potential lessees in order to visit the premisses in view of the lease of the premisses with prior consent of the LESSEE.
  Private properties
  • The LESSEE shall notamment hold the LESSOR responsible as regards his property. The LESSEE shall under no circumstance attempt to obtain compensation from the LESSOR in the event of loss, damage or theft of his personal belongings.
• When the LESSOR shall see to carry out emergency repairs, the latter shall not be held responsible for any damage or discomfort caused by the problems that have arisen, on this account, in the apartment and inherent to its installation or to the services provided.
  Damages and imperfections
  • The LESSEE shall be responsible for any damage or imperfection of the apartment during his stay. The LESSEE undertakes to be watchful in order to prevent all risks of theft. This vigilance is understood as reaching beyond the need to lock all doors and windows whenever the LESSEE leaves the premises.
  Furniture, installations
  • The LESSEE shall bear full responsability as regards the equipment of the flat. This comprises the furniture, the installations, the kitchen ware, etc. that shall always remain the property of the LESSOR.
The LESSEE shall replace any article or installation missing at the time of his departure and shall bear the related costs.
  Duration of the lease
  • The term of the lease may only be extended with written consent of the LESSOR according to availability.
  Cleanliness of the premisses
  • As the apartment must be returned in its original condition of cleanliness, a supplement of a minimum of 50 € shall be payable if the apartment is not returned in a satisfactory condition.
